I love our little town and I've lived here now for 5 years (it's why I started the YouTube Channel) enjoying our amazing corner of the world. Development slowed down during Covid as it was difficult for people to work during this time (and view and buy). Many people bought remotely and now the people who had to wait can get rolling again. As Nancy and Denise are well aware it's not easy and time consuming to create and change plans for a building. I get to walk by and see their building in action and it's great so see their hard work paying off.
The town has been popular for locals and expats alike but due to more exposure we are bringing more Americans to town. The Italians, Dutch, British and many colder Northern European nationalities love our warm and active town. It might feel cool now to us Southern CA natives but to them even a cold day is paradise.
As our little town welcomes more people from North America it's a good time to remember that things are not the same here when purchasing a property. Make sure to use a private attorney and have a checklist you'd go through before buying just like in the states and don't hand over money without doublechecking everything with the lawyer. A sample checklist is: Survey (home inspection, appraisal and title check in one), disclosures, fees, taxes, have/want/need checklist and more. Just because you're moving here doesn't mean you change how you do things from home. You need to be more vigilant here and do even more research and due diligence. It's a lovely place to live and to move but it's still in the "buyer beware" stages.
Thanks for sharing Nancy, great post and observation. Inventory is certainly low, and pricing "is what it is", and that is just plain supply and demand. Andrea and I feel very lucky to be in the process of purchasing right in the center of VRSA. Can't wait to see the progress from pics (of course from my new friends who live there full time). American in Portugal is right on when she talks about having a good lawyer (they are worth their weight in gold).

Can't wait to meet Andrea in person and then your eventual move here! So glad you didn't end up on the "other side" of the Algarve, we would have missed out on having you as friends!!!
